6.Payment ofall building and landtaxes shall be bornesolely bythe Lessee.一切房屋、土地税均由承租方担当

7.Should theshophouse belegally condemnedbeforeexpiration of the contract,the partiesagree that the contractbecomesextinct andshall not claim any damages fromeach other.Provided thattheLessee stillresides inthe building for whichthe Lesseeshall pay rentto theLessor untiltheLesseemoves outof the buildingandcompletes handoverof thebuilding to the Lessor.假如本店房在合同终止之前依法被没收，双方同意本合同遂告终止，双方不得向对方提出索赔只要承租人还在本商店，承租人必需交纳租金，直至其搬出，把店房还给出租人为止

8.The Lesseeagrees topayrentand alltelephone billsto theTelephoneorganization ofThailand fromthe dayoftheenforcement ofthiscontract.承租人同意从本合同生效之日起起先支付租金，并向泰国电话管理当局缴纳电话费

9.The Lessoragrees thathe shall not increasethe rentfor aperiod of2years fromthe dateof thiscontract signing.出租人同意在本合同签订之日起年内不得增加租金

210.The Lessoragrees thatupon expirationof thiscontractatthe end ofthe leaseperiod,the Lessorshall allowtheLessee tocontinue leasingfor anotherperiodofyears,oncondition thattheLesseehasnot breachedthiscontract in anyway.出租人同意在本合同终止即租期完毕时，只要承租人不曾违约，出租人可允许承租人续租一年

11.The Lesseeagrees tomaintain the leased buildingin goodconditionand notallow itto furtherdeteriorate.Any modificationsoradditions carriedout on the leased building bytheLesseemay bedoneonly withthe Lessorsprior writtenpermission.Any newstructure resultingfrommodification,addition orrepair to the leasedbuilding becomestheproperty ofthe Lessor,andtheLessee cannotclaim anydamages.Thislease contractis terminatedshould the leasedbuildingbe subjectto afiredisaster.承租人同意将所租建筑保持良好状态，并不得任其损坏假如承租人对出租房屋作任何调整或增加任何设施，事先必需征得出租人的书面同意房内任何增加和装修过的设施都成为出租人的财产,而且承租人不得以此向出租人提出补偿要求假如发生火灾，本租赁合同立刻终止

12.The Lesseeshall permittheLessoror hisrepresentative toentertheleasedbuildingforinspection atappropriate times.承租人应允许出租人及其代表在适当的时间进入该房进展检查

13.The Lesseeshallnotsub-let thebuildingtoany otherpersons,except withthe priorwritten approvaloftheLessor.除非事先有出租人的书面许可，承租人不得把该房再出租给其他任何人

14.For whateverreason,if theLessee leavestheleasedbuilding,theLesseeagrees thathe shallnotclaimanydamagesor removalcostsfrom theLessor.不管出于何种缘由，假如承租人离开所租房屋，承租人同意不得向出租方提出索赔或搬迁费的要求
