2025【英文租赁合同】英文租赁合同ENGLISH LEASECONTRACTThis LeaseAgreement Agreementis madeand enteredintoon thisday of,2025,byand betweenLandlord andTenant.WITNESSETH:THE PARTIESHEREBY AGREEAS FOLLOWS:

1.PremisesLandlord herebyleases toTenant and Tenant herebyrentsfrom Landlordthe propertylocated at,including butnot limitedto unit,floor,and premisesthe Premises.ThePremises consistof squarefeet ofrentablespace,as moreparticularly describedin ExhibitA attachedheretoand madea parthereof.

2.Term ofLeaseThe termof thislease theTerm shallcommence ontheStart Dateand endon theEndDate,unless extendedor terminatedas provided herein.Tenant shallhave theoption torenew thislease foranadditional termupon mutualagreement ofboth parties,provided thata writtennotice of such intentis givenbyTenant atleast daysprior to the expirationof the currentTerm.第1页共5页

3.RentTenant shall pay rentthe Rentto Landlordin theamountof$USD permonth,due onor beforetheday ofeach month,without anydeductionor offset.Rent shall be paidto Landlordat thefollowingaddress:.Rent issubject toadjustment inaccordancewith theterms of this Agreement.

4.Security DepositTenant shallpaya securitydeposit the SecurityDeposit inthe amountof$USD uponsigningthis Agreement.The SecurityDeposit shallbe heldbyLandlord assecurity for the performanceof Tenantsobligationsunder this Agreement.Upon theexpiration oftheTerm andprovided thatTenant hasfully performedallobligations underthis Agreement,theSecurityDeposit shallberefunded toTenant minusany deductionsfor damages,defaults,or otherliabilities asprovidedherein.

5.Use ofPremisesTenant shalluse thePremises solelyforthepurpose ofandin compliancewith allapplicable laws,regulations,andordinances.Tenant shallnot commitany actthat wouldconstitutea nuisanceor disturbanceto neighboringpropertiesor othertenants.Tenant shallnot subleaseorassign thePremises orany partthereof withoutthe priorwrittenconsent ofLandlord.第2页共5页

6.Maintenance andRepairs

6.1Landlord shallbe responsiblefor structuralrepairsto thePremises,including butnot limitedto walls,floors,ceilings,and windows.

6.2Tenant shallbe responsiblefor maintainingthePremises ina clean,safe,and tenantablecondition,including butnot limitedto cleaning,painting,andreplacing bulbs,fixtures,and minorrepairs.

6.3Tenant shallpromptly reportany damageor neededrepairsto Landlordand cooperatewith Landlordin makingsuchrepairs.

7.InsuranceTenant shallobtain andmaintain athis/her ownexpenseliability insuranceand propertyinsurance coveringthePremises andTenants propertytherein.Tenant shallprovideLandlord witha copyofsuchinsurance policiesorcertificates ofinsurance,and shallmaintain suchcoveragethroughout theTerm.

8.IndemnificationTenant shallindemnify andhold harmlessLandlord,itsagents,employees,and assignsfrom andagainst anyand allclaims,damages,losses,or expensesincluding reasonableattorneysfees arisingout ofTenants useofthePremisesor breachof this Agreement.

9.1Tenantshallbe indefault ofthisAgreementifTenant failsto payRent orany otheramount dueunder thisAgreementwithin daysafter writtennoticefrom Landlord,or ifTenant breachesany otherterm orconditionofthisAgreement.

9.2Upon Tenantsdefault,Landlord maypursue anyandall rightsand remediesavailable atlaw orin equity,including butnot limitedto eviction,recovery ofdamages,and recoveryof unpaidRent.

10.NoticeAll noticesrequired orpermitted underthis Agreementshallbe inwriting andshallbedeemed tohave beendulygiven whendelivered personallyor whendeposited withreasonablecare inthe UnitedStates Mail,postage prepaid,addressed tothe respectiveparties atthe addressessetforth inthisAgreement.

11.Governing LawThisAgreement shallbe governedby andconstrued inaccordancewith thelaws ofthe stateof.
