2025商品房租赁中英文模版合同协议书范本模板商品房租赁协议书范本模板本合同(以下简称“本合同”)由以下双方于年月日在(城市/地区)签订出租方(以下简称“甲方”)姓名/公司名称身份证号/统一社会信用代码地址联系方式承租方(以下简称“乙方”)姓名/公司名称身份证号/统一社会信用代码地址联系方式鉴于甲方合法拥有位于(地址)的商品房(以下简称“租赁物”)的所有权,乙方希望租赁该商品房用于(用途,如居住、办公等),双方根据《中华人民共和国合同法》及相关法律法规,经友好协商,达成如下协议第一条租赁物信息
1.1甲方出租的商品房位于(详细地址),以下简称“租赁物”
1.2租赁物的建筑面积为平方米
1.3租赁物的权属证明文件为(如房产证、不动产权证等)第二条租赁期限第1页共10页
2.1租赁期限为年,自年月日起至年月日止
2.2合同期满后,乙方如需继续租赁,应提前日书面通知甲方,双方另行协商续约事宜第三条租金及支付方式
3.1每月租金为人民币元(大写元整)
3.2租金按(月/季度/半年)支付,首次租金于本合同签订之日起日内支付,后续租金于每(月/季度/半年)开始之日前日内支付
3.3甲方收取租金的账户信息如下账户名称银行名称账户号码第四条押金
4.1乙方应支付押金人民币元(大写元整)
4.2押金用于担保乙方履行本合同项下的义务,包括但不限于支付租金、物业服务费、公用事业费用等
4.3合同期满或终止时,若乙方无违约行为且租赁物无损坏,甲方应于日内将押金无息退还乙方第五条费用承担
5.1在租赁期间,乙方应承担下列费用水费、电费、燃气费、方式费、网络费等公用事业费用;第2页共10页物业服务费,标准为人民币元/月;其他与租赁物使用相关的费用
5.2甲方应承担下列费用租赁物的房屋维修费用,因正常使用产生的磨损除外第六条租赁物的使用与维修
6.1乙方应当合理使用租赁物及其附属设施,避免造成损坏因乙方使用不当导致的损坏,维修费用由乙方承担
6.2租赁期间,租赁物的日常维护和维修由甲方负责,甲方应在接到乙方通知后日内进行维修因维修需要,乙方应给予必要的配合
6.3如租赁物需要进行重大装修或改造,双方应另行协商,费用由(甲方/乙方)承担第七条转租
7.1未经甲方书面同意,乙方不得将租赁物转租或分租给第三方
7.2甲方同意转租时,乙方应确保转租行为符合相关法律法规,并承担转租后的所有责任第八条双方的权利与义务
8.1甲方的权利与义务有权监督检查租赁物的使用情况,确保乙方合法使用;保证租赁物在租赁期间内具备正常使用条件;按时收取租金及相关费用
8.2乙方的权利与义务按时支付租金及相关费用;合法使用租赁物,不得擅自改变租赁物的结构或用途;第3页共10页保护租赁物的安全与完好,避免造成损坏第九条合同的终止
9.1在租赁期限内,双方协商一致可以提前终止本合同
9.2下列情况下,甲方可单方面解除合同乙方未按约定支付租金或其他费用超过日;乙方擅自改变租赁物用途或转租的;乙方在租赁物内进行违法活动的
9.3下列情况下,乙方可单方面解除合同甲方未按约定履行维修义务,导致租赁物无法正常使用超过日;甲方违反合同约定,影响乙方正常使用的第十条违约责任
10.1乙方未按约定支付租金或其他费用的,每逾期一日,应按应付金额的%支付违约金
10.2任一方未履行合同义务或违反合同约定的,应赔偿由此给对方造成的全部损失第十一条争议解决
11.1本合同履行过程中如发生争议,双方应协商解决;协商不成的,任何一方可向租赁物所在地人民法院提起诉讼第十二条其他条款
12.1本合同未尽事宜,双方可另行签订补充协议,补充协议与本合同具有同等法律效力

6.3If substantialrenovation ormodification of theRental Property is requiredduring thelease term,Party Aand Party Bshall negotiateseparately,andthecosts shallbebornebyParty A/Party B.Article7:Subletting
7.1Party Bshall notsublet orsublease theRentalProperty toany thirdparty withoutwritten consentfromParty A.
7.2With Party As writtenconsent,Party Bshall ensurethatthe sublettingcomplies withall applicablelaws andregulationsand bearall responsibilitiesarising therefrom.Article8:Rights andObligations ofBoth Parties

9.1During theleaseterm,thisAgreement may beterminatedearly ifParty AandParty B reacha mutualagreement.
9.2Upon anyofthefollowing circumstances,Party Amayterminate thisAgreement:Party B fails to payrent or other fees as agreed foroverdays;Party B擅自改变Rental Propertysuse orsublets it;Party Bengages inillegal activitieswithin theRentalProperty.
