2025办公室租赁合同中英文版范本2025Office Leasing ContractContract No.:This OfficeLeasingContractContract effectiveas ofEffectiveDate,is enteredinto byand between:Landlord:LandlordAddress:Contact Information:Tenants:TenantAddress:Contact Information:WITNESSETH:WHEREAS,the Landlordowns orhas thelegal right tolease thepremises locatedat thePremises;AND WHEREAS,the Tenantdesires tolease the Premises forthepurpose of the Purpose;NOW,THEREFORE,in considerationof themutual covenantsandpromises containedherein,the Landlordand Tenantagreeas follows:
1.Premises andTerm
1.1Premises Description:第1页共8页The Premisesshall consistof theleased Area.The exactdimensions andspecifications of thePremises areas describedin theattached exhibits,which areincorporatedherein byreference.
1.2Lease Term:The termof thislease the Term shallcommence onCommencementDate andshall continuefor aperiod ofmonths/years,ending onExpiration Date.
1.3Renewal Option:Upon theexpiration of the Term,the Tenantshall havetheright torenew this Lease foran additionalperiod ofmonths/years,provided thatthe Tenantgives writtennoticeto the Landlord atleast daysprior to theExpiration Dateand thatthe Tenantis notin defaultunderthis Contract.
2.Rent andPayment Terms
2.1Base Rent:The Tenantshall paya monthlyrent oftheBase Rentfor the Premises.
2.2Additional Rent:The Tenantshall alsopay allapplicable taxes,fees,andcharges leviedby anygovernmental authority,utility charges,and othercosts incidentalto theuse of the Premises,asspecified inSchedule Aattached hereto.
2.3Payment Schedule:第2页共8页The Tenantshall makepayments inaccordance with thefollowing schedule:Monthly installmentsof BaseRent andAdditional Rentshall be dueon theday ofeach month,starting from.All paymentsshall bemade inPermittedCurrency tothe followingaccount:Account Holder:Bank Name:Bank AccountNumber:
2.4Late Payment:If the Tenant failsto makeany requiredpayment by thedue date,the Landlordmay chargea latefee ofof the outstandingamount,or suchother feeas providedbylaw.
2.5Security Deposit:The Tenantshall deposita securitydeposit ofthe Security Depositupon executingthis Contract.TheSecurity Deposit shall beheld by the Landlordto securetheperformance ofthe Tenantsobligations under this Contract.Upon theexpiration oftheTermand thefull performanceofthe Tenantsobligations,theSecurityDepositshall berefunded tothe Tenant,provided thatthe Premisesarereturned inthe conditionspecified in this Contract.

3.1Permitted Use:The Tenantshall usethe Premisessolely for the Purposestatedinthis Contract andin compliancewith allapplicablelaws,regulations,and zoningrequirements.
3.2No Subletting:The Tenantshall notsublet the Premises or any portionthereofwithout theprior written consent ofthe Landlord.
3.3Assignment:The Tenantmay assignthisLeaseor transferthe Premisestoa thirdparty onlywiththewrittenconsentof theLandlord,which shallnot beunreasonably withheld.
4.Maintenance andrepairs
4.1Landlords Responsibilities:The Landlordshall maintainthe structuralintegrity ofthe Premises,including theroof,walls,foundation,andother structuralcomponents.The Landlordshall alsoensurethat thecommon areasofthebuilding ifapplicable arekeptin goodrepair.
4.2Tenants Responsibilities:The Tenantshallberesponsible formaintaining theleasedArea ingood condition,including butnot limitedtofloors,walls,partitions,and anyfixtures installedby theTenant.The Tenantshall promptlyreport anydamage orrequiredrepairs tothe Landlord.
4.3Emergency Repairs:第4页共8页In theevent ofan emergencyrequiring immediateattention,theTenantshall makethe necessaryrepairs atitsown expenseand notifythe Landlordas soonas possible.
5.Insurance
5.1Landlords Insurance:The Landlordshall maintaininsurance coveragefor thePremises,including liabilityinsurance,in suchamounts asarereasonable andcustomary forsimilar properties.
5.2Tenants Insurance:The Tenantshall obtainand maintainliability insuranceandproperty insurancefor thePremises,covering anydamageto the Tenants propertyand liabilityfor anyclaims arisingfromtheTenantsuse ofthePremises.The Tenantshallprovide theLandlord witha copyof suchinsurance policiesuponexecution of this Contract.
6.Termination andDefault
6.1Termination:Either partymay terminate this Contractupon thehappeningof anyofthefollowing events:a IfthePremisesare damagedor destroyedby fireorother casualtymaking thePremises unusablefortheTenantsPurpose,and suchdamage cannotreasonably berepaired withindays;b Ifeither partybreaches anymaterial termorcondition of this Contractand failsto curethe breach第5页共8页within daysafter receivingwritten noticefromthe otherparty;c Ifeither partybecomes insolventor filesforbankruptcy.
6.2Default:The occurrenceof anyofthefollowing shallconstitute adefaultbytheTenant:a Failureto payany rentor othercharges whendue;b Anysubletting orassignment ofthePremiseswithoutthe Landlordsconsent;c Anyuse ofthePremisescontrary tothe termsof thisContractoranyapplicable law.
6.3Remedies:In theevent ofa defaultbytheTenant,the Landlordshallhave therighttoterminatethisContract,re-enter thePremises,and pursueall otherrights andremedies availableatlaw orin equity,including butnot limitedto therecoveryof unpaidrent andcosts ofreletting thePremises.
7.Miscellaneous
7.1Entire Agreement:This Contractconstitutes theentire agreementbetweenthe Landlordand Tenantregarding thePremises andsupersedesall prioragreements orunderstandings,whether oralorwritten.
7.2Amendments:第6页共8页No amendmentor modificationofthisContract shallbevalid unlessmade inwriting andsigned byboth parties.
7.3Governing Law:This Contract shallbegoverned byand construedinaccordance withthe lawsof,without regardtoits conflictof lawsprinciples.
7.4Severability:If anyprovision ofthisContractis foundto be invalidor unenforceable,the remainingprovisions shallremain infullforce andeffect.
7.5Notices:All noticesunderthisContractshallbeinwriting anddeliveredtotherespective addressesoftheLandlord andTenantspecified herein.
