limitedtobusiness taxes,occupancy taxes,and fire and liabilityinsurance,if requiredby law.The Landlordagrees topay allreal estatetaxes andassessmentsimposed uponthe Premisesas ofthe CommencementDate.Insurance:The Tenantshall maintain,at theirown expense,insurance coverageonthe Premises forthe durationof thislease.The policyshall include,without limitation,generalliability insurance,property insurance,and anyothercoverage deemednecessary bythe Landlord.The Landlordshall maintainfireandextended coverageinsuranceonthe Premises,naming bothparties orimprovementsto thePremises without theprior writtenconsent of theLandlord.All alterationsand improvementsshall becometheproperty oftheLandlordat theend oftheTerm,regardlessof whetherthe leaseis terminated.Lease Assignmentand Subletting:The Tenantmay notassign thislease orsublet thePremiseswithouttheprior writtenconsentoftheLandlord,which may be withheldat theLandlords discretion.Default law,regulation,or orderapplicable tothePremisesor theiruse.In theeventofa default,theLandlordmay pursueanyand allremedies permittedby law,includingbutnot limitedto:a.Termination ofthisAgreement;b.Recovery ofdamages;c.Re-entry andrepossess thePremises;d.Pursue anyother remedyavailable atlaw orin equity.Notice:All noticesrequired orpermitted underthis Agreementshallbe inwriting anddelivered personally,by certifiedmail,return receiptrequested,or byovernight courierservicetotherespective partiesat theaddresses providedabove.Severability:第5页共6页If anyprovision ofthisAgreementis
