1.Premises andPropertyThe Landlordhereby leasesto the Tenant the Premiseslocated at,including butnot limitedto theinteriorand exterior of theproperty,the fixtures,and theexclusiveright touse theland forresidentialpurposes.TheTenant agrees to occupyand use the Premises solely for thepurpose ofresidential livingand noother use.
2.Term of the Lease
2.1The termof thisLease Term shall commenceonthe Start Date andend on the EndDate,unless terminatedearlier in accordance with theprovisions of this Agreement.
2.2The Tenantmay requestan extensionof the Term undermutuallyagreed terms,provided thatsuch requestis made inwriting atleast daysprior to the scheduledexpirationdate.
2.3If the Tenant vacatesthe Premisesprior to theexpiration of the Term,this Agreement shall terminate,andthe Tenant shall beliable for any costsor damagesincurredby the Landlord asa resultthereof,in accordancewith thetermsofthis Agreement.第2页共11页
3.Rent andOther Charges
3.1The monthlyrent Rentforthe Premises shall bepayable inadvance ontheday ofeach month.
3.2The Tenant shall payall additionalchargesassociated withthe Premises,including butnot limitedtowater,electricity,gas,internet,and garbagecollection,directly to the respectiveservice providers.
3.3The Landlordshall provide the Tenantwith areceiptfor eachpayment madeunder this Agreement.
3.4The Tenantshall not be responsible for payinganyproperty taxes,business taxes,or othertaxes imposedon thePremisesby anygovernmental authority,unless otherwisestipulatedby law.
4.Security Deposit
4.1The Tenantshall deposita securitydepositDeposit ofpayable onorbefore theStart Date.
4.2The Depositshall beused tocover anydamages to thePremises,any unpaidRent,oranyother expensesincurred bytheTenant during the Term.
4.3Upon theexpiration of the Termand theproper returnof the Premisesto the Landlord,the Deposit,less anydeductionsfor damagesor unpaidRent,shall berefunded totheTenant withindays inthe samecurrency.第3页共11页
4.4If theTenant vacatesthe Premisesprior to theTerms expiration,the Depositmay beforfeited inwhole orinpart asliquidated damages,provided that the Landlordshall provide writtennotice totheTenantdetailing anydeductionsmade.
5.Use ofPremises
5.1The Tenantagrees tousethe Premisessolelyforresidential purposesand shall not conductany businessorcommercial activitiesonthePremises withoutthe priorwritten consent of the Landlord.
5.2The Tenantshall maintainthePremises inaclean,safe,and goodcondition throughouttheTerm.Any repairsormaintenance requiredduringtheTermshall be promptlyaddressedby theTenant.
5.3The Tenantshall notmake anyalterations ormodificationstothePremises withoutthe prior writtenconsent oftheLandlord.Any unauthorizedalterations ormodificationsshall berepaired atthe Tenantsexpense,andthe Landlordshall beentitled torecover thecosts thereof.
6.Responsibilities oftheLandlord
6.1The Landlordagrees toprovide thePremisesinahabitable andreasonably maintainablecondition onthe StartDate.
6.2The Landlordshall be responsibleforstructuralrepairs tothePremises,including butnot limitedtothe第4页共11页roof,walls,foundations,and load-bearing walls,except fordamagescaused by the Tenantsnegligence ormisuse.
6.3The LandlordshallprovidetheTenantwith a copy ofthekeys tothePremisesattheStartDate.Additional keysmay be requestedbytheTenant,subject tothe Landlordsapprovaland atthe Tenantsexpense.
7.Responsibilities oftheTenant
7.1The Tenantshall promptlynotify theLandlord ofanydamages orrequired repairstothePremises.
7.2The Tenantshall notsublet thePremises orassignthis Agreementto anyother personor entitywithout thepriorwrittenconsentoftheLandlord.
7.3The Tenantshall complywith allapplicable laws,regulations,and localordinances,including butnot limitedtothose relatedto noise,garbage,and theuse ofutilities.
7.4The Tenantshall maintainfire safetyand emergencyexitsand ensurethat allsafety equipmentprovided bytheLandlord isin goodworking order.
7.5The Tenantshallnotinstall anyfixtures,appliances,or equipmentthat mayalter theoriginal structureof thePremisesor posea safetyhazard.
8.Insurance
8.1The Tenantshall obtainand maintaina validtenantsinsurance policycovering thecontents ofthePremises.The第5页共11页TenantshallprovidetheLandlord withacopyof theinsurancepolicy uponrequest.
8.2The Landlordshall maintainliability insuranceforthe Premises,but theTenantshall beresponsiblefor anydamageor injuryresulting fromtheir ownactions orthose oftheirguests.
9.Indemnification
9.1The Tenantagreestoindemnify andhold theLandlordharmless fromany claims,damages,or expensesarising fromtheTenants useofthePremises,except forclaimsattributable solelytotheLandlords negligence.
10.Notices
10.1All notices,demands,or othercommunicationsrequired orpermitted underthisAgreementshallbeinwriting anddelivered tothe respectiveParties attheaddresses specifiedin thisAgreement.
10.2Notices shallbe deemedto havebeen givenwhen:a Deliveredpersonally;orb Sentby registeredor certifiedmail,return receiptrequested,with postageprepaid;orc Sentby emailwith confirmationof delivery.
10.3Either Partymay changetheir addressfor thepurposeof receivingnotices bygiving writtennotice totheother Partyin accordancewith thisSection.

11.1This Agreementshallbegoverned byand construedinaccordance withthe lawsofthe jurisdiction inwhich thePremises are located.
11.2Any disputesarising outof orrelating to thisAgreement shallfirst beresolved throughfriendlynegotiations.If negotiationsfail,the Partiesagree tosubmitthe matterto arbitrationin accordancewiththerulesof theArbitration Association,or totheexclusive jurisdictionofthecourts ofthejurisdictioninwhich thePremisesarelocated.
12.Miscellaneous
12.1This Agreementconstitutes theentire understandingbetweenthe Partieswith respecttothesubject matterhereofand supersedesall prioragreements,understandings,orrepresentations,whether oralorwritten.
12.2Any amendmentsor modificationstothisAgreementmust bemadeinwriting andsigned byboth Parties.
12.3The failureof eitherParty to enforce anyprovisionof thisAgreementshallnotbeconstrued asa waiverof suchprovisionorofthe righttoenforcesuch provisionat alatertime.
12.4If anyprovision ofthisAgreementis foundto beinvalidor unenforceable,the remainingprovisions shallremainin fullforce andeffect.第7页共11页

1.房产及财产出租方将房产位于的房产出租给承租方,包括但不限于房产的内部和外部、固定设施,以及房产所在土地的独家使用权承租方同意仅将房产用于住宅用途,不得用于其他用途
2.租赁期限
2.1本租赁协议的租赁期限(“期限”)自(起始日期)开始,至(结束日期)结束,除非根据本协议条款提前终止
2.2承租方可在双方协商一致的条件下申请延长租赁期限,应在到期日前至少天以书面形式提出
2.3如果承租方在租赁期限届满前搬离房产,则本协议终止,承租方应对出租方遭受的任何损失负责,具体责任按本协议条款执行
3.租金及其他费用

3.2承租方应支付与房产有关的所有额外费用,包括但不限于水、电、燃气、互联网和垃圾处理费用,直接向相关服务提供商支付
3.3出租方应向承租方提供每笔付款的收据
3.4承租方无需支付房产税、商业税或其他政府机构对房产征收的税费,除非法律另有规定
4.保证金
4.1承租方应在起租日前支付保证金(),作为履行本协议条款的担保
4.2保证金用于覆盖承租方在租赁期间对房产造成的损害、未付租金或其他费用
4.3租赁期届满时,承租方妥善归还房产后,出租方应在日内退还保证金,扣除任何应扣费用后,以相同货币退还
4.4如果承租方在租赁期届满前搬离房产,保证金可能被没收,出租方有权扣除部分或全部保证金作为损失赔偿,出租方将向承租方书面说明任何扣除情况
5.房产使用
5.1承租方同意仅将房产用于居住用途,未经出租方书面同意,不得在房产内进行任何商业活动
5.2承租方应保持房产在租赁期间内干净、安全、良好状态租赁期间内需进行的任何修复或维护工作,承租方应立即处理
5.3承租方未经出租方书面同意,不得对房产进行任何改造或装修任何未经授权的改造或装修应由承租方自费修复,出租方有权追偿相关费用

6.1出租方同意在起租日将处于可居住和合理维护状态的房产提供给承租方使用
6.2出租方负责房产的结构修复工作,包括但不限于屋顶、墙壁、基础和承重墙的修缮,除非损坏是由承租方的过失或不当使用造成
6.3出租方应在起租日向承租方提供房产钥匙,并根据承租方要求提供额外钥匙,额外钥匙的费用由承租方承担
7.承租方责任
7.1承租方应立即通知出租方任何房产损坏或需要修缮的情况
7.2承租方不得将房产转租或未经出租方书面同意将其转借给他人
7.3承租方应遵守所有适用的法律法规,包括但不限于噪音、垃圾处理及公用事业使用规定
7.4承租方应确保消防通道畅通,并保持提供的安全设备处于良好状态
7.5承租方不得安装任何可能改变房产原有结构或构成安全隐患的固定装置、设备或设施
8.保险
8.1承租方应自行办理覆盖其在房产内物品的租客保险,并向出租方提供保险单副本
8.2出租方负责为房产办理责任保险,但因承租方或其访客行为导致的任何损害或人身伤害,责任由承租方自行承担
9.赔偿
