4.3若承租方在租赁期间损坏租赁房屋或物品,出租方有权从押金中扣除相应维修费用或赔偿金额**

5.1承租方应当合理使用租赁房屋及附属设施,如因承租方使用不当造成房屋或设施损坏,承租方应当承担维修费用或赔偿责任
5.2承租方不得在租赁房屋内从事任何违法活动,不得存放易燃、易爆、有毒或其他危险物品
5.3承租方如需对租赁房屋进行装修或改造,应当提前书面通知出租方并取得书面同意,相关费用由承租方承担**
5.1The Tenantshall usethe leased property andits附属facilities reasonably.If any damage iscaused byimproperuse by the Tenant,the Tenantshall bearthe repaircosts orassumeliability fordamages.
5.2The Tenantshall notengage inany illegalactivitieswithin the leased propertyor storeflammable,explosive,toxic,or otherdangerous materials.
5.3If the Tenant intendsto decorateor renovatetheleased property,the Tenantshall notifytheLandlordin第4页共9页writing in advance andobtain writtenconsent,with allrelatedcosts borne by the Tenant.第六条维修责任Maintenance Responsibilities
6.1租赁房屋的日常维修由承租方负责,费用由承租方承担,但因出租方原因导致的损坏除外
6.2租赁房屋结构的维修责任由出租方承担,承租方发现房屋结构有损坏或安全隐患,应当及时通知出租方进行维修**
6.1Routine maintenance ofthe leased property shall betheresponsibility oftheTenant,with costsbornebytheTenant,except fordamage causedbytheLandlord’s fault.
6.2The responsibilityfor themaintenanceofthestructural componentsoftheleasedpropertylies withtheLandlord.If theTenant noticesanydamageor safetyhazardsto thestructural components,theTenantshall notifytheLandlord promptlyfor repairs.第七条费用分担Costs andExpenses
7.1租赁期间,水费、电费、燃气费、供暖费、电话费、网络费、物业管理费等费用由承租方承担
7.2租赁房屋的房屋税由出租方承担,其他相关税费由双方按照法律规定分别承担**

7.2Real estatetaxes ontheleasedpropertyshall beborne bytheLandlord,and otherrelevant taxesand feesshall be borneby eachparty asrequired bylaw.第八条提前终止条款Early TerminationClause
8.1本合同租赁期不得随意终止如因特殊原因需提前终止,双方应当协商一致,并签订书面协议
8.2若承租方提前退租,押金不予退还,并需支付相当于个月租金的违约金
8.3若出租方提前收回租赁房屋,应当提前日以书面形式通知承租方,并退还已收取的租金及押金,支付相当于个月租金的违约金**
8.1The leaseterm underthis contract shallnot bearbitrarily terminated.Should either party wishto terminatethelease prematurelyfor anyspecial reason,both partiesshallagree inwriting.
8.2If theTenant terminatestheleaseprematurely,thedeposit shallnotberefunded,and theTenantshallpay a违约金equal tomonths’rent.
8.3If theLandlord wishesto reclaimtheleasedpropertyprematurely,theLandlordshall notifytheTenantin writingdaysinadvance,refund the rent anddeposit alreadyreceived,and pay a违约金equal tomonths’rent.第九条违约责任Liability forBreach ofContract第6页共9页
9.1若承租方未按约定支付租金或违反本合同其他条款,出租方有权解除合同,并要求承租方支付相当于个月租金的违约金
9.2若出租方未按约定履行维修或交付租赁房屋,承租方有权解除合同,并要求出租方支付相当于个月租金的违约金
9.3任何一方违约,守约方有权要求违约方赔偿所遭受的损失**
9.1Should theTenant failto paytherentas agreedorbreach anyother provisionof thiscontract,the Landlordshallbeentitled to terminatethe contractand requiretheTenant topaya违约金equal tomonths’rent.

9.3Should anyparty breachthiscontract,the non-breaching partyshallbeentitledtoclaim compensationforany lossesit hassuffered asa result.第十条争议解决Dispute Resolution
10.1因本合同引起的或与本合同有关的任何争议,双方应当友好协商解决
10.2协商不成的,任何一方均可向租赁房屋所在地有管辖权的人民法院提起诉讼第7页共9页**
10.1Any disputesarising fromor relatedto thiscontractshallberesolved throughamicable negotiationsbyboth parties.
10.2Should negotiationsfail,eitherpartymay bringthematter tothe competent人民法院with jurisdictionat thelocationoftheleasedproperty.第十一条其他条款Miscellaneous Provisions
11.1本合同未尽事宜,双方可另行协商并签订补充协议,补充协议与本合同具有同等法律效力
11.2本合同一式份,出租方、承租方各执份,具有同等法律效力
11.3本合同自双方签字或盖章之日起生效**
11.1Any mattersnot coveredby thiscontractshallbeagreed uponby bothparties ina supplementaryagreement,which shallhave thesame legal效力as thiscontract.
11.2This contractshallbemade incopies,with eachparty holdingcopy,each withequallegal效力.
