2025签订租赁合应注意的事项**leasing contract****chapter one:general provisions****article
1.01:contract parties**this contracthereinafter referred to as the contractisconcluded between,hereinafter referredtoas the lessor甲方,and,hereinafterreferred to asthe lessee乙方,hereinafter collectivelyreferredtoasthe parties双方.the lessoris theowneror authorizedagent of the leased property,and the lessee istheparty intendingto use the leased property forthe agreedpurpose.**article

2.02:deposit**the lesseeshall paya depositofrmbyuanto the lessoras securityfor theperformanceof this contract.the depositshall bepaid ondate.the depositshall not be consideredas partof therentor anyother payment,and the lessor shallreturn thedepositplus anyinterest accrued,minus anydeductions fordamages or defaults,within days after theexpirationof this contract and the returnof the leasedproperty in good condition.**article

3.01:use ofthe property**the lesseeshall usethe leased property strictlyinaccordance with the purposestated inthis contract.any useinconsistentwiththeagreed purposeshall requirethe priorwrittenconsent ofthe lessor.**article
3.02:maintenance andrepairs**the lessorshall beresponsible forstructural repairsand maintenance ofthe leasedproperty,including butnotlimited toroof,walls,and foundation.the lesseeshall beresponsible forall interiorrepairsandmaintenance,including butnot limitedto floors,walls,fixtures,and appliances.the lesseeshall promptlyreport any damagesor defectsto the lessor inwriting.**article
3.03:alterations andimprovements**the lesseeshall notmake anyalterations orimprovementsto the leasedpropertywithout theprior writtenconsent ofthelessor.any unauthorizedalterations orimprovementsshall beremoved atthe lesseesexpense,andthe lessorshall notbe liable for any damages resultingfrom suchalterations.**chapter four:obligations andresponsibilities**第3页共8页**article
4.01:obligations ofthelessor**thelessoragrees to:provide theleasedpropertyin aclean,habitable,andtenantable condition.maintain thestructural integrityand exteriorof theleasedproperty.comply withall applicablelaws,regulations,and codes.**article
4.02:obligations ofthe lessee**the lesseeagrees to:pay allrent,additionalcharges,anddepositinatimelymanner.usetheleasedpropertyin accordancewiththeagreedpurpose.maintain theleasedpropertyingoodcondition,includingtimely reportingany damagesordefects.**article
4.03:insurance**thelessorshall obtainand maintain insurance coverageon theleasedproperty asrequired bylaw.thelesseeshallobtain andmaintaininsurancecoverage ontheir personalpropertyand liabilityinsurance asdeemed necessary.**chapter five:contract amendmentand termination****article
5.01:amendment**any amendmentsto this contract mustbe inwriting andsignedby both parties.**article

5.03:early termination**thelesseemay terminatethis contractearly underthefollowing circumstances:if thelessor failsto fulfilltheir obligationsunderthis contractand failsto curesuch defaultwithindays afterreceiving writtennotice.if theleasedpropertybecomes untenantabledue tofire,flood,or otherdamage,andthelessor failsto repairwithindays.**chapter six:liability and违约res****article
6.01:default bythelessee**if thelessee failsto paythe rentor anyother chargeswithindaysafterthe duedate,the lessormaytreat thisas adefault andpursue allremedies underthelaw,including butnot limitedto terminationofthe contractand recoveryoftheproperty.**article
6.02:damages**if thelessee causesanydamageto theleasedproperty,they shallbear the cost of repairs orreplacement.inaddition,thelessormay deductthecostofrepairsorreplacement from the deposit.第5页共8页**article
6.03:liability**bothpartiesshallbeliable fordamages causedby theirownactions oromissions underthis contract.thelessorshall notbeliableforanydamages,losses,or injuriesarisingfromtheuse oftheleasedproperty bythelessee,unless suchdamages,losses,or injuriesare directlyattributabletothelessors negligenceor breachof contract.**chapter seven:dispute resolution****article
7.01:negotiation**any disputesarising outof orin connectionwith thiscontract shallbefirst resolvedthrough friendlynegotiationbetween theparties.**article
7.02:mediation andarbitration**if thedisputes cannotbe resolvedthrough negotiation,thepartiesagree tosubmit thedisputes to[specificarbitration bodyor court].**article
7.03:legal action**if thedisputes arenot resolvedthrough theabovemethods,either partymay bringthe matterbefore thecourtof competentjurisdiction.**chapter eight:other provisions****article

8.03:severability**if anyprovision ofthiscontractis foundto beinvalidor unenforceable,the remainingprovisions shallcontinue tobein fullforce andeffect.**article
