个人租房合同押金Contract AgreementThisContract AgreementAgreement isentered intoonthis dayof,,by andbetween LandlordandTenant,collectively referred to as the Partiesorindividually asa Party.
1.Leased PropertyThe Landlord agrees to leaseto the Tenant and the Tenantagrees to rentfrom the Landlord theproperty locatedathereinafter referred to asthe Property.The Propertyshall be usedfor residentialpurposes only,and the Tenantshall notuse itfor anyother purposewithout thepriorwritten consentof the Landlord.
2.Term ofLeaseThe termof thislease shallcommence onhereinafterreferredto astheCommencement Dateandshall continuefor aperiod ofmonths,endingon hereinafterreferredto as theExpiration Date.The leaseshall automaticallyrenew foradditionalterms ofmonths underthe sametermsand conditionsunless eitherParty provideswrittennotice oftermination atleast daysprior totheend of the currentterm.
3.Rental Payment第1页共6页The Tenant shall pay the Landlorda monthlyrental feeofhereinafter referredtoasthe Rental Fee commencingonthe CommencementDate.The RentalFee shall be paidinadvance onor before the dayof eachmonth.The Landlordshall providetheTenantwith areceipt foreachpayment.
4.Security DepositThe Tenant shallpay asecurity depositofhereinafter referredtoasthe SecurityDeposit to theLandlord uponsigning this Agreement.The SecurityDepositshall beheld by theLandlordas securityfor theperformanceof theTenants obligationsunder this Agreement.TheSecurity Depositshall bereturned to theTenant,withoutinterest,within daysafter theExpirationDate of this Agreement,provided thatthe Propertyisreturned in good condition,ordinary wearand tear excepted,and alloutstanding balances,if any,have beensettled.
5.Use ofPropertyThe Tenantagrees touse the Property ina reasonableandresponsible mannerand shall not commitany actthat maydamageor endangerthe Property or anyadjacent properties.The Tenantshallnotsublet thePropertyorassign thisAgreementto anythird partywithout theprior writtenconsentof theLandlord.
6.Maintenance andRepairs第2页共6页The Tenantshallbe responsible formaintaining thePropertyin goodcondition andpromptly reportingany damageorneeded repairstotheLandlord.TheLandlordshall beresponsiblefor structuralrepairs and any repairsrequiredby lawor governmentregulations.The Tenantagreestopayfor anydamages orrepairs causedby theirnegligence orintentionalacts.
7.**utilities andOther ChargesThe Tenantshallbe responsiblefor payingall utilities,including butnot limited to water,electricity,gas,andsewage,as wellas anyother chargesrelated tothe useofthe Property.TheTenantshall alsoberesponsiblefor trashremovalandanyapplicable feesimposed bythe propertymanagementor localauthorities.
8.IndemnificationThe Tenantagreestoindemnify andhold harmlesstheLandlord,their agents,and employeesfrom anyclaims,damages,or expensesarising out of theTenants useof theProperty,provided thatsuch claims,damages,or expensesresultfrom theTenants negligenceor breachof thisAgreement.
9.Default andRemediesIn theevent of any defaultbytheTenant,including butnotlimited tofailure topaytheRentalFeeor anyothercharges,or breachofanyother termor conditionofthis第3页共6页Agreement,theLandlordshall havethe rightto pursueanyand allremedies availableat lawor inequity,including butnotlimitedtothe recoveryof theProperty,the recoveryofunpaidrents,andthepursuit ofdamages.
10.**Termination andSurrender ofPropertyThe Tenantshall surrenderthePropertytotheLandlordon orbeforetheExpirationDateingoodcondition,ordinarywear andtearexcepted.TheTenantshall removeall oftheirpersonal propertyfrom theProperty upontermination ofthisAgreement.Failure todo soshall constitutea continuingdefaultunder this Agreement.
11.**NoticesAll notices,demands,or othercommunications requiredorpermitted underthisAgreement shallbein writingand shallbedeemed tohave beenduly givenwhen deliveredpersonally,or whendeposited inthe UnitedStates mail,first class,postage prepaid,addressed tothe respectiveParty attheaddress setforth above.
12.**Governing LawThis Agreement shallbe governedby andconstrued inaccordance with thelaws ofthe Stateof.Anydisputes arisingoutofor relatedto thisAgreement shallberesolved througharbitration inaccordancewiththe rulesofthe ArbitrationAssociation.
13.**Entire Agreement第4页共6页ThisAgreementconstitutes theentire understandingbetween the Partiesand supersedesall prioragreements,representations,or understandings,whether oralor written,betweenthe Parties.
14.**AmendmentsAny amendmentsto thisAgreement mustbe madein writingandsigned byboth Parties.
15.**SeverabilityIf anyprovision ofthisAgreementis foundto beinvalidor unenforceable,the remainingprovisions shallremain infullforce andeffect.
