悉尼租房合同Sydney RentalAgreementThis RentalAgreement Agreementis enteredinto asofthe EffectiveDate byand betweenthe followingparties:Landlord:Name:Address:Phone Number:Email:Tenant:Name:Address:Phone Number:Email:Premises:Address of the Property:Property Type:e.g.,Apartment,House,etc.Property ID:Term of the Lease:The termof thislease Termshall commenceonthe CommencementDate andend ontheExpiration forresidentialpurposes andin compliancewith allapplicable laws,regulations,and theterms ofthis Agreement.The Tenantshall notsublet the premises orassign thisAgreementwithout theprior writtenconsent of the Landlord.The Tenantshall maintainthe premisesinaclean,safe,and goodstate ofrepair.Maintenance andRepairs:The Landlordshall maintainthe structuralintegrity ofthe premises,including theroof,walls,foundation,and anycommonareas.The Tenantshall beresponsible forall interiorrepairs,including plumbing,electrical,and heating/cooling systems,except forthose caused by defectsintheoriginalconstruction ormaterials.The Landlordshall respondto anyrepairs requiredwithina reasonabletime afterreceiving noticefrom theTenant.Insurance:The Tenantshall maintaina validinsurance policycoveringthe contentsof the premises with an insurancecompanylicensed todo businessin New South Wales.The Tenantshall providethe Landlordwithacopy oftheinsurance policyupon alllocal,state,andfederal laws,regulations,and ordinancesapplicable tothepremises,including butnot limitedto zoninglaws,healthcodes,and firesafety regulations.The Tenantshall obtainall necessarypermits andapprovalsforany alterations orimprovements tothepremises.Indemnification:The Tenantshall indemnifyand holdharmless theLandlord,their agents,employees,and assignsfrom anyclaims,damages,costs,or expensesarising outoftheTenants useof thepremisesor theirbreach ofthis Agreement.The Tenantshall promptlynotify theLandlord ofanyclaims orlegal actionsthat mayarise fromtheir useof thepremises.Termination ofthe Lease:Either partymay terminatethis Agreementupon30dayswritten noticeif theother partyis inmaterial breachofthis Agreementand suchbreach remainsuncured andImprovements:The Tenantshall obtainthe Landlordswritten consentbeforemaking anyalterations orimprovements tothepremises.The Tenantshall removeanyalterationsor improvementsattheir expenseupon terminationofthelease,unlessotherwise agreedin writingbytheLandlord.Notices:All noticesrequired orpermitted underthis Agreementshallbe inwriting anddeliveredtothe partiesat theaddressesspecified aboveor tosuch otheraddress aseitherparty maydesignate inwriting.Notices shallbe deemeddelivered uponreceipt bytheaddressee orupon proofof deliveryvia certifiedmail
