1.PremisesThe Landlordhereby letsand leasesto the Tenant,andthe Tenanthereby rentsfrom the Landlord,the followingpremiseslocated at:Address:Property ID:Number ofBedrooms:

4.Security DepositThe Tenantshallpay asecurity depositthe Depositinthe amountof$to the Landlordor theirauthorisedagent,to beheld inaccordance withthe relevanttenancydeposit schemesand legislation.The Depositshall bereturnedtothe Tenant withindays of thetermination ofthis Agreement,minus anydeductions inaccordance with law or asagreed bythe Tenant.
5.Use ofPremisesThe Tenantagrees touse the Premises solelyas aresidentialpremises forthe Tenantand theirpermittedoccupants,as specifiedin Schedule A.The Tenantshall not第2页共7页use the Premises forany business,commercial,or illegalpurposes.
6.Maintenance andRepair
6.1The Landlordshall maintain the Premisesin areasonablestate ofrepair,structural integrity,andexternal condition,subject tothe normalwear andtearcaused by lawful use.
6.2The Tenantshall promptlyreport tothe Landlordanydamage,defect,or hazardon the Premises and maintain thePremisesinaclean,tidy,and reasonablecondition duringtheTerm.
6.3The Tenantshall beresponsible forthe interiorconditionof the Premises,including butnot limitedto,walls,floors,and fixtures,unless otherwiseagreed inwriting.
7.Insurance
7.1The Landlordshall maintainbuilding insuranceon thePremises,covering structuraldamage.
7.2The Tenantshall obtainandmaintaincomprehensivecontents insurancefor theirpersonal propertywithin thePremises,at theirown expense.
8.Alterations andImprovementsThe Tenantshall notmake anyalterations,additions,orimprovements tothe Premiseswithout the prior writtenconsent of theLandlord.Any unauthorisedalterations shall第3页共7页be removableatthe Tenants expense,and theLandlord shallnotbe obligatedto compensatetheTenantfor suchalterations.
9.Assignment andSublettingThe Tenantshall notassign,transfer,or subletthePremises orany partthereof withoutthepriorwrittenconsentof theLandlord,which may be withheldat theLandlordsabsolute discretion.
10.Notice Periods
10.1TheTenantshall givetheLandlordat leastdayswritten noticebefore vacatingthePremises.
10.2The Landlordshall givetheTenantat leastdayswritten noticebefore re-entering thePremises orterminatingthis Agreement,unless suchtermination isforbreach ofthis Agreement.
11.Termination ofAgreement
11.1This Agreementmay beterminated byeither partyuponmutual agreementin writing.
11.2The Landlordmay terminatethis Agreementimmediatelyupon the Tenants breachof anyoftheterms andconditionsofthis Agreement,including butnot limitedto,failure topay Rent,failure tomaintainthePremises,or useofthePremisesfor illegalpurposes.第4页共7页
11.3In theevent oftermination,theTenantshallimmediately vacatethePremisesand returnpossession totheLandlord.
12.Default andRemedies
12.1If theTenant isin defaultof anytermofthisAgreement,theLandlordmay takesuch actionsas arepermittedbylaw,including butnot limitedto,recovery ofpossessionofthePremises,claiming damages,or pursuinganyother remedyavailable atlaworin equity.
13.IndemnityThe Tenantshall indemnifyand keepindemnified theLandlord,their agents,employees,and assignsagainst anyloss,damage,claim,or demand,including legalcosts,arising fromtheTenantsuse ofthePremisesortheirbreachof this Agreement.
14.Governing LawThisAgreement shall be governedby andconstrued inaccordancewiththelaws ofthe Stateof NewSouth Wales,Australia.
15.Entire AgreementThisAgreement constitutesthe entireagreement betweenthe parties andsupersedes allprior agreements,representations,or understandings.No variationor amendmentofthisAgreementshall bebinding unlessmade in writing andsignedby both parties.第5页共7页
16.Notice AddressAllnotices,demands,or othercommunications requiredorpermitted underthisAgreementshall beinwritinganddelivered tothe addressesspecified above.
17.mediation andarbitrationAny disputesarising outof orrelating tothis Agreementshallfirst bereferred tomediation ingood faith.Ifmediation fails,the partiesagree tosubmit thedispute tobindingarbitration inaccordancewiththe ArbitrationAct1999NSW.
