Premises,including repairs to walls,floors,and roof.c Ensurethat the Premises complieswith allapplicablelaws,regulations,and safetystandards.The Landlord shall notbe responsible for repairstoitems underthe Tenantscare,such asinterior walls,fixtures,or appliances,unless suchdamage iscaused bytheLandlords negligenceor fault.Responsibilities ofthe TenantThe Tenantagreesto:a Paythe Rentand any other feesasspecifiedin thisAgreementon time.b Usethe Premisessolely for the purposespecified inthis Agreement.c Maintainthe Premisesinaclean,safe,and reasonablecondition.d Complywith thePremises thatare undertheir directcontrol,unless suchdamage iscaused bythe Landlordsnegligence orfault.The Landlordshall beresponsibleforrepairstotheexternal structureofthePremises,including walls,roof,and foundation.The Tenantshall promptlynotify the Landlord ofanyneeded repairs,and theLandlordshallmake reasonableeffortsto addresssuch repairsinatimely manner.InsuranceThe Tenantshall obtainand maintainat theirown expenseliabilityinsurance coverageforthePremises duringtheTerm.The Tenantshall providetheLandlordwith acopy oftheinsurance policyupon request.Alterations isserved inaccordance withthisAgreement.TheTenantshall vacatethePremisesand returnpossessiontotheLandlord bythe agreedtermination date.If the Tenant failsto vacatethePremisesby theterminationdate,theLandlordmay,at theirdiscretion,charge theTenant forthe ongoinguse ofthePremisesat theprevailingmarket rent.Default andRemediesIf theTenant failsto paythe Rentor anyother feeswithindays afterthe paymentdeadline,theLandlord mayterminate thisAgreement orpursue otherlegalremedies.If theTenant breachesanyotherterm ofthisAgreement,theLandlordmay,after
