新加坡租房合同英文**Residential Lease Agreement**This ResidentialLeaseAgreementAgreement isenteredinto onthis dayof__,20,by andbetween:Landlords FullName,residing athereinafterreferred toas the Landlord,Tenants FullName,residing athereinafterreferred toas the Tenant.**WHEREAS,the Landlordowns orhas lawfulauthority toleasethe propertysituated at theProperty;andWHEREAS,the Tenantdesires torent the Property forresidentialpurposes,and the Landlord iswilling toleasethe Propertyto the Tenant underthe termsand conditionssetforth herein.NOW,THEREFORE,in considerationof themutual covenantsandpromises containedherein,the Landlord and Tenantagreeas follows:
1.PremisesThe Landlordhereby leasesto theTenant,and theTenanthereby accepts,the Propertylocated at,Singapore,including allfixtures,appurtenances,and improvementsnow orhereafter attachedtothe Property,as describedin Schedule A attachedhereto andmadea parthereof.第1页共7页
2.Term ofLeaseThe termof thislease Termshall commenceonthe CommencementDate andend ontheExpiration Date,unless terminatedearlier in accordancewith theterms of this Agreement.
3.Rent
3.1The Tenantshall payto the Landlord themonthlyrental amountof SingaporeDollars SGDtheRent,due andpayable onor beforetheday ofeach month,without anydeduction oroffset,except asotherwiseprovided herein.
3.2The Rentshall bepaid by theTenantto the Landlordat thefollowing address:Bank NameBankAccount NameBankAccount NumberBranchCode,if applicable
4.Security Deposit
4.1The Tenantshall depositwith the Landlord thesum ofSingaporeDollars SecurityDeposit assecurity fortheproper performanceof the Tenants obligationsunder thisAgreement.
4.2The SecurityDeposit shall be returnedto theTenantwithin days after theexpiration orearliertermination of this Agreement,less anyamount retainedby第2页共7页the Landlordfor damages,repairs,or othercosts incurreddueto theTenants breach ofthis Agreement.
4.3The SecurityDeposit shall bear interestat therateof perannum,compounded annually,and theinterestshall bepaid totheTenantupon thereturn of theSecurity Deposit.
5.Use ofPremises
5.1The Tenantshall usethe Propertyonly forresidentialpurposes,as outlinedin Schedule B,unlessotherwise agreedto in writing bytheLandlord.
5.2The Tenantshall notcommit anywaste,damage,oralteration tothe Propertywithout the prior written consentof theLandlord.
5.3The Tenantshall complywith allapplicable laws,regulations,and by-laws,including butnot limited to thoserelatingto noise,环境卫生,and safety.
6.Maintenance andRepairs
6.1The Landlord shall ensurethat the Property ismaintainedinagood stateof repair,and anystructuraldefects,plumbing,or electricalsystems shall be repairedbythe LandlordattheLandlords solecost andexpense.
6.2The Tenantshall promptlynotify theLandlord inwritingof anydamage,defect,or maintenancerequirement,and theLandlordshallmake allreasonable effortsto rectifysuchissues withina reasonableperiod.第3页共7页
6.3The Tenantshallbe responsible forall repairstofixtures,appliances,and otheritems providedwith theProperty,including theirreplacement ifnecessary,exceptfor thosecaused bynormal wearand tear.
7.Insurance
7.1The Tenantshall insurethePropertyagainst risksgenerallyinsured againstin theordinary courseof business,including fire,lightning,storm,and otherperils,withinsurance coverageof atleast SingaporeDollars.
7.2The Tenantshall maintainsuch insurancethroughoutthe Termand providetheLandlordwith acertificate ofinsurancenaming theLandlord asan additionalinsured,within daysof obtainingthe insurance.
7.3The Landlordshall notberesponsiblefor anydamageto theTenants personalproperty orany losscaused byeventscovered byinsurance.
8.IndemnificationThe Tenantagrees toindemnify,defend,and holdharmlessthe Landlord,its agents,employees,and assigns,from andagainstany claims,damages,losses,or expensesincludingreasonable legalfees arisingout of theTenantsuse oroccupancyof theProperty,except tothe extentcaused bytheLandlords negligence.
9.Assignment andSubletting第4页共7页
9.1The Tenantshall notassign,sublet,or transferthelease orany partthereof without theprior writtenconsentoftheLandlord,which may be withheldin theLandlords solediscretion.
9.2Any assignmentor sublettingwithouttheLandlordsconsent shallbe deemeda materialbreachofthis Agreement.
10.Default andRemedies
10.1In theevent ofany defaultbytheTenant,includingbut notlimitedtofailure topay Rentor complywith thetermsofthis Agreement,theLandlordmay,at itssole option,terminate thisAgreement orpursue anyother remedyavailableat lawor inequity.
10.2The Tenantacknowledges andagrees thatthe Landlordmaytake possessionoftheProperty uponany default,and theTenantshall vacatethePropertywithin daysofwritten noticeto doso.
11.Entire AgreementThisAgreement constitutesthe entireagreement betweentheLandlordand Tenant,and supersedesall prioragreements,representations,or understandings,whether oralorwritten.
12.Governing LawThisAgreement shallbe governedby andconstrued inaccordancewith thelaws ofthe Republicof Singapore.
13.Severability第5页共7页If anyprovision ofthisAgreementis foundto beinvalidor unenforceable,the remainingprovisions shallremain infullforce andeffect.
14.NoticesAll notices,demands,or othercommunications tobe givenunderthisAgreementshallbein writingand deliveredpersonally,by registeredor certifiedmail,return receiptrequested,or byemail ifagreed uponinwriting.Noticesshall bedeemed deliveredupon theearlier ofthe dateofactual receiptor five5daysafterdispatch byregisteredor certifiedmail.
